Q: What type of people live in the Fensgate Cooperative?
A: All types! We have people from all walks of life- seniors, families, single people, couples, people who work 9-5, artists who work from home, people who are retired- a bit of everything.
Q: What involvement am I required to have in the cooperative?
A: We require all members attend the annual meeting, or sign a document to allow another resident to be their voting proxy. Besides that, you can join the Board or a committee if you choose- we have several: Security, Membership, Marketing, and Finance.
Q: What are the tax implications of living in a cooperative?
A: Co-operative members are entitled to deduct form their federal income taxes their share of the co-ops real estate taxes and mortgage interest.
Q: How financially secure is the co-op?
A: Fensgate Cooperative is in a very strong financial position. Currently we have more than $ in reserve funds. Fensgate has operated "in the black" every year since it was established in 1987. Any applicant accepted for membership is entitled to see the most recent annual CPA review.
Q: What control do I have over my apartment? Can I remodel? Can I paint? Can I put screws in the wall to hang paintings?
A: Remodeling is allowed only with board approval, at your own cost, and with professional, licensed contractors. Each apartment has a painting allowance. And you are allowed to hang your art on the walls!
Q: What should I expect the management company to take care for me?
A: Management takes care of the cleaning of common spaces, snow removal, trash and recycling (though if you have a large item you're responsible for getting it to the curb), routine repairs in the unit, appliance repairs and replacement (if needed), air conditioning and heat maintenance, and yearly apartment inspections.
Q: Is there storage?
A: You can contact the management company about purchasing a 4'x4'x4' storage unit in the basement.
Q: What is a carrying charge?
A: When you move in, you pay your share value. Then each month, you are responsible for carrying charges, which are similar to rent. You are also responsible for the electricity and whatever internet or cable you'd like.
Q: Do I need insurance?
A: We strongly encourage all of our members to get insurance to cover not only their possessions but any damage you cause to the building. If you choose not to have insurance, you will be responsible for the cost of any damages you cause to the co-op.
Q: What is the pet policy?
A: Domestic animals are allowed. They must comply with all city laws and ordinances (for example, your dog needs to be licensed), and you must sign a Pet Agreement. Dogs must be leashed in common areas.
