The Move-In Process

Since the application and move in process for a cooperative is different from the norm in Boston, here's a general overview of what to expect:

  • Submit an application to our management company.

    • If there are no apartments available, the applicant will be added to the appropriate wait list.

      • The applicant will be required to re-submit some financial information yearly to ensure eligibility.

    • If there is an apartment available, the management company will start with the internal wait list, then move to the external wait list.

      • The management company will contact applicants in the order they appear on the waitlist to see if they are interested in moving forward with their application. 

  • If the applicant would like to move forward, they are invited to view the apartment, and sign forms so that the management company can begin background checks.

  • Once the applicant has passed all of these checks, the management company refers the applicant to the Membership Committee.

  • The applicant will be contacted by the Membership Committee to schedule an interview. The committee will send the applicant the Policy Handbook and Offering Memorandum to review prior to the interview.

  • After this interview, the Membership Committee will submit a report to the Board with their recommendations.

  • The board then votes on whether or not the applicant is approved, and submits that decision to the Management Company, who informs the applicant.

  • The applicant then submits their signed Subscription Agreement and a 10% down payment to the management company. The management company will instruct the applicant on what they need to complete the transaction and receive keys.

  • Share price must be paid in full before the negotiated move-in date.

  • On the agreed occupancy date, the resident is responsible for carry charges and utilities for the unit.

 

**Until such time as a formal offer is made, there is no guarantee of housing at the Fensgate Cooperative.**

Share Value and Carrying Charge Range

Share value is a one-time payment due once the board has approved your membership and the offering memorandum has been signed.

Carrying charges are similar to rent- they are monthly payments that keep our building running smoothly.

Income Guidelines

The Fensgate is a mixed income cooperative, comprised of low, moderate, middle and market income households. 

o Low income: up to 50 percent of Boston Area Median Income (AMI), as determined by the US Dept. of HUD; at this time low income applicants must have a federal Section 8 mobile voucher or equivalent subsidy

o Moderate income: 51 to 80 percent of Boston AMI

o Middle income: 81 to 125 percent of Boston AMI

o Market income: over 125 percent of Boston AMI
